Founded in 2005, American Land Fund (ALF) is a private real estate acquisition fund based in Philadelphia, Pennsylvania. ALFs strategy is to acquire attractive unentitled land in the path of development, with a focus on markets with high demand and/or barriers to growth. It is interested in both urban infill redevelopment and greenfield development, and will invest in both primary and secondary residence projects.

While each investment is unique, ALF has general criteria for its acquisitions. As long-term investors, we have a target investment horizon of 6 to 10 years. As a result of our long holding period, ALF uses minimal leverage to avoid a mismatch between asset and liability durations. Furthermore, ALF has a preference for large tracts of land in order to take advantage of economies of scale.

ALF seeks investments with an equity commitment of $10 to $25 million. Furthermore, through our numerous co-investor relationships, ALF will undertake transactions up to $100 million. Since ALF has minimal internal bureaucratic layering, it can form partnerships, assess investments and close purchases within very short time frames.

To manage the property, obtain entitlements and market the property to builders, ALF typically enters into partnerships with knowledgeable local developers for each acquisition. The partnership works with the city, county and other governing authorities regarding environmental concerns, rezoning, annexation, planning, surveying and obtaining utility services, as well as any other processes required to obtain paper or platted lots for a planned development.
